APPLICATION DETAILS
Each intended occupant over the age of 18 is required to complete an application form and pay the application fee. The application shall not be deemed complete until all required information and documents have been received.
Rental Qualification Requirements
Completed the application filled out and signed
Proof of Income (Net monthly income must be at least twice the monthly rental amount. Total combined net income if co-applicants)
Acceptable forms of income verification:
- most recent 2 consecutive pay stubs if paid bi-weekly
- most recent 4 consecutive pay stubs if paid weekly
- 2 most recent months bank statements if self-employed
- valid disability/SSI letter
- valid retirement benefits letters
- new hire offer letter with contact information for signer
- employer letter stating pay rate, average hours worked per week, and contact information for signer
Screenshots, W2s, 1099s, child support, receipts, student loans, and invoices will NOT be considered acceptable forms of proof of income.
If the applicant is a student with no income, the applicant and co-signer is required to fill out the application, pay the application fee and provide the required information and necessary documents. The co-signer's proof of income will be accepted as the applicant's proof of income.
$30 non-refundable application fee

Once a completed application is received, an email from TransUnion SmartMove will be sent to the applicant within 24 business hours. The applicant's credit report, criminal report, and eviction reports are generated within 1-2 hours upon the applicant's completion of the instructions in the email. Any questions or concerns regarding the instructions on the email should be addressed to TransUnion SmartMove customer service (the contact info is located in the instruction email).
Rental verification from the current landlord will be requested within 24 business hours of receipt of the completed application. If rental verification is not received back within 24 business hours, T&J Properties of Savannah, LLC reserves the right to proceed with any other applications received for a property the applicant is applying for.
Once final approval is issued, the applicant shall pay the approved deposit to secure the property. Once the deposit is received, T&J Properties of Savannah, LLC will hold the property for the applicant for no longer than 2 consecutive calendar weeks. Should the applicant elect to cancel after 5 calendar days of receipt of the applicant's deposit, a $100 cancellation fee shall be deducted from the applicant's deposit. Should the applicant elect to cancel 14 days of receipt of the applicant's deposit, a $200 cancellation fee shall be deducted from the applicant's deposit. Should there be co-applicants or co-signers, final approval is required for all parties.
T&J PROPERTIES OF SAVANNAH, LLC SHALL NOT BE RESPONSIBLE FOR REFUND OF APPLICATION FEE SHOULD APPLICANT FAIL TO TURN IN A COMPLETED APPLICATION INCLUDING ALL REQUIRED DOCUMENTS AND NECESSARY INFORMATION NEEDED TO PROCESS OR IF APPLICATION IS NOT APPROVED.
